Facilities Maintenance Manager – New York, NY 10002

Beyond short- and long-term maintenance, the Facilities Department is deeply engaged in an extensive and multi-year capital program involving major renovations, upgrades and repairs at several facilities owned by Henry Street and NYCHA.

Full-Time: Monday – Friday 8am – 4pm


  • High School Diploma or equivalency required. Technical College Associate’s Degree preferred
  • Five (5) years hands on experience in repairs and preventative maintenance of heating, air conditioning, plumbing, electrical, mechanical systems, and carpentry, and locksmith repairs
  • Demonstrated capacity to achieve FDNY certificates. Must be able to obtain the following key certificates within 6 months of employment: Certificate of Fitness F98, Certificate of F18 Sprinkler with Gravity Tanks, Certificate of F26 Fire Guard Places of PA, Certificate of S95 Maintain Inside Alarm System and Certificate of P16 Supervise low PSI oil Burner
  • Valid Driver’s License preferred
  • Excellent interpersonal skills
  • Good written, oral and computer communication skills
  • Experience with Shelter and Supportive Housing sites a plus.


  • Provide direct supervision to Facilities maintenance staff members (Plant Engineer, Superintendent, Maintenance Supervisor, handy persons and porters); Direct workload of staff, make hiring and firing recommendations, complete annual performance evaluation and establish personnel accountabilities for staff
  • Ensure staffing and service for agency properties
  • Coordinate and supervise in-house staff and outside contracts in maintenance repairs, upgrades, and service contracts
  • Oversee management of janitorial services, cleaning, stocking, supplies and inventories
  • Manage building energy systems and usage of electric, steam and oil
  • Supervise relocations – moves, set-ups pick-ups and deliveries
  • Ensure adequate and functioning security systems, alarms, keys and building security escorts
  • Monitor capital improvement projects, renovations and other building improvements
  • Ensure building compliance with a variety of oversight agencies including FDNY, DOB, DOH, and DHS
  • Manage departmental budget including monitoring and running monthly reports
  • Assist in the successful completion of special assignments
  • Provide 24-7 On-Call service
  • Other related duties as assigned

Essential Physical Job Functions:

  • Inspect properties including climbing scaffold, stairs and ladders, and walking between sites up to approximately 1.5 miles
  • Ability to work on ladders, scaffold, etc to maintain properties
  • Ability to use a variety of tools
  • Lift 60 pounds
  • Visual review of properties, drawings and photographs.
